·    Personal Computer Data Base.  I market new listings like yours to a large personal computer database containing e-mail addresses of hundreds of clients and prospects interested in property like yours. 

·     Negotiating the Best Possible Contract.  This is where the rubber meets the road.  It doesn’t matter how good a marketing program is, without a good negotiator you not only will not get the best price but often the house won’t get sold.  Sellers often make the mistake of only considering price when the buyer makes an offer.  The negotiating function is of utmost importance and my many years of marketing experience will assist and get you the highest price in the least amount of time for your property.

·    Classified Advertising.  Your home will be featured in the St. Petersburg Times and other traditional forms of marketing.  Writing effective ads requires marketing knowledge and expertise.  I personally designed, created and maintain my own website.  Creating effective advertising is a constant focal point for me.  I don’t use two thirds of the ad space with a picture of myself!

·    Focus on Selling My Listings First.  My marketing system is set up to direct all buyer calls to me because I have more interest and information than any other Realtor.

·    Easy Communication with Me.  My direct line (cell phone) will be used in all marketing materials.  My phone will be on essentially 24 / 7.  Therefore, if someone is interested in your property, they will be able to talk to me right away.

·    Open Houses.  At your convenience, open houses will be held to expose your home to a wide array of buyers, as well as, other agents to build a network of potential buyers.

·    Honest Feed Back.  An agent sign-in sheet will be placed in the house and showing feedback will be obtained.

·    Pre-Approved Buyers.  It is of utmost importance to insure a potential buyer is pre-approved before a purchase agreement is written and accepted. 

·    Following Through After an Accepted Contract.  This is another critical part of the real estate transaction.  There are literally dozens of things that can cause a real estate transaction to fall apart.  My experience of closing hundreds of transactions over 15 years assures you that proper attention and expertise will be provided.
