So You’re Thinking Of Selling Your Own Home.  Before You Go Out and Buy that “For Sale” Sign and Plant It in the Front Yard,  Here Are Essential Questions You Should Ask Yourself!


Why Sellers Need A Web-savvy Agent More Than Ever!
     

A primary reason people list their homes For-Sale-By-Owner is to save the commission.  Marketing research has repeatedly demonstrated that maximum exposure produces maximum sales price.  With more than 70 percent of all buyers now using the web as a pivotal part of their search process, FSBOs will have even less opportunity for buyers to find to find their listings. 
 
 In the past, newspaper ads would produce a fair number of calls on most FSBOs.  Today, a three-line ad in the local newspaper has little chance of competing with a full blown 360-degree tour.  As a result, the FSBO now has an even smaller pool of buyers with whom to work.  This translates into less exposure and lower purchase prices.  Furthermore, give that most buyers who look for FSBOs automatically deduct 6 percent from the sales price, the FSBO can often net less than if they had listed with an agent.


The second factor creating a challenge for FSBOs is the "needle-in-the-haystack" nature of the Web.  There are millions of Web sites including the hundreds of thousands of real estate Web sites posted by individual agents.  Without home page optimization, meta tags, and a host of other branding strategies to achieve high Web placement, the probability of the Web buyer finding the FSBO's single listing on the Web is virtually non-existent.
  
Another issue FSBOs must face is that most internet buyers are reluctant to provide contact information to a stranger, especially during the search process.  Instead, buyers identify homes they want to see and then normally contact a single agent who can show them all the homes they want to see--not just one home.

How Will You Find The “Best” Buyer?   
    
Do you know that 93 to 96% of all homes in your area are sold through a Real Estate Professional?  In addition 65% of  FSBO sellers give up and list with a Professional in the first 30 days.  85% of the remaining FSBO  homes are listed by the end of 60 days.  The reason for this - qualified FSBO buyers are only a very small portion of the total pool of qualified buyers!
 

      

Do you know 90% of the people who look at FSBO homes are not qualified to purchase that home?  This is an astounding fact, but Professional Realtors, like myself, can reduce to a minimum, showings of your home to prospects that, even if interested, are not qualified to buy your home!   This will make the selling process much more efficient and pleasant for you.  Not only that, you will be able to properly gauge the true interest of qualified buyers in your home.
       

Why Would a Prospective Buyer Not Use the Free  Professional Services Of A Realtor?
     
Think About It!  FSBO buyers believe they can get a better price by saving Your Commission!  In other words, the buyer is going to capture the commission benefit not you the seller!  This conclusion is verified by a survey by the National Association of Realtors which reveals FSBO Sellers received 3 to 4% less money in their pocket than sellers who sell their home through a Realtor!.

         

The simple reason FSBO sellers receive less money in their pocket is pure market economics!   Realtors have access to 100% of the qualified buyer pool. Whereas, the FSBO pool of qualified buyers is significantly less than the (the smaller FSBO pool is less than 10% of the total pool of qualified buyers).  Given the foregoing information, Most Sellers will  agree, increased exposure to a larger number of qualified buyers will result in better offers and fewer inconveniences, but more importantly to you - A Larger Bottom Line!
       

Qualified serious buyers are wary of dealing directly with homeowners.  It's easier for a prospective buyer to speak frankly with a Realtor than risk insulting the owner.  Buyers need to feel that they are getting a fair deal and that's why they more readily rely on a third party to the transaction.  That's just another reason buyers are hesitant to do business with a non-professional.

Will You Price Your Home Properly?

always be home for prospective buyers?  How can you prevent strangers from parading through at all hours?  What about unsavory characters?  Can you tell by looking at a person whether they should be admitted to look your home over?  Owners are taking a chance when a home is viewed without a Realtor being present.
        

Will You Follow Up On Your Prospects?   
      
How do you keep track and follow up prospective buyers?  In most cases, a sale is made is made the second, third or fourth time a house is shown to a buyer.
   

Can You Negotiate The Deal?   

     

If problems arise, do you have the knowledge and experience to hold the deal together?  Many times, stubborn “head-to-head confrontations”, between seller and buyer result in a lost sale.
      
Can You Uncover Hidden Objections?   

    

Prospects will readily discuss their objections to your home with a broker but usually are apprehensive about telling an owner.  Objections can't  be overcome unless they are known.
               
  

Can You Help A Buyer Secure A Mortgage?
