Today's Smartest Buyers hire their own Buyers Broker to represent them when negotiating a home purchase.  These agents strongly recommend their buyers be pre-approved in writing by a mortgage lender before the home purchase quest begins so they are in a strong negotiating position
  
THIS IS IMPORTANT:  If you do call on a sign or speak with the selling agent - The LISTING AGENT DOES NOT and CAN NOT Represent You!  The listing agent has a Fiduciary contract with the Seller.  Florida Law requires you to know that.  By using my services as a Buyers Broker,  you do not pay me a fee and I represent you in all negotiations.
  
If you walk around a home that is listed
and the seller or the agent invites you in...feel free to do so. Be Sure not to express any real interest in the property and never discuss prices.  Just be friendly and tell them you are just looking as a number of properties and that you have a Buyers Broker - Jack Barry.  If they want to ask any personal questions, give them my phone number. 
 
Remember, I'll do an intensive search
of any properties that interest you and see how deeply we can negotiate the price.  If you let them know that you "simply love the house and have to have it" You'll probably be throwing extra money to them.
    
Buyer's Brokers have the Buyer's Best Interest in mind.  They act as a personal advocate, hunting for the right home and haggling with the seller's agent.

Transaction Broker Notice
     
Florida Law requires that Real Estate Licensees operating as Transaction Brokers disclose to Buyers and Sellers their role and duties in providing a limited form of representation.  As a Transaction Broker, Charles Rutenberg Realty, Inc. and its associates, provides to you a limited form of representation that includes the following duties:
  
    
1. Dealing honestly and fairly
     2. Accounting for all funds
     3. Using skill, care, and diligence in the transaction
     4. Disclosing all known facts that materially affect the value of residential real property and are not readily observable to the buyer
     5. Presenting all offers and counter -offers in a timely manner, unless a party has previously directed the licensee otherwise in  writing
     6. Limited confidentiality, unless waived in writing by a party.  This limited confidentiality will prevent disclosure that the seller will accept a price less than the asking or listed price, that the buyer will pay a price greater than the price submitted in a written offer, of the motivation of any party for selling or buying property, that a seller or buyer will agree to financing terms other than those offered, or of any other information requested by a party to remain confidential
     7. Any additional duties that are entered into by this or by separate written agreement.
        
Limited representation means that a buyer or seller is not responsible for the acts of the licensee.  Additionally, parties are giving up their rights to the undivided loyalty of the licensee.  This aspect of limited representation allows a licensee to facilitate a real estate transaction by assisting both the buyer and the seller, but a licensee will not work to represent one party to the detriment of the other party when acting as a transaction broker to both parties.
